N8130016 The property lies in the northeast area of the nature reserve, Altmühltal, between the cities of Dietfurt and Parsberg in the market Breitenbrunn.  The highways A9 (Munich Nuremberg) and A3 (Nuremberg - Regensburg) are not far.

 Breitenbrunn, a stately recognized resort, lies in the intersection of three valleys.  The valleys run north - south and join with the valleys of Wissinger Laaber.

 The location also neighbors the outdoor swimming pool of Breitenbrunn as well as the south campsite.  To the notheast there is pure nature.

On the property there are former buildings.  A former wagon repair shop existed which was powered by a water mill that still functions to this day.

The whole property is wild with old trees, shrubs and meadows.  It is just pure nature.

  The existing buildings are constructed from stone / brick or wood.  Altogether there is a surface of approx.

19 x 11 meters, approx. 200 m2.

 The former workshop was built with framework construction and is covered with tile.  The annex consists entirely of wood and is partially covered with brick and other materials.

 Both buildings were built with posts.  Under the floor there are ropes and gearwheels connected for the woodworking machines that are powered by the water wheel.

  The existing water wheel and associated water retaining structure serves as a footbridge and is a unique feature of the entire ensemble.  The diameter of the wheel amounts to 2 meters.

 Twelve paddles from oak begin a wave which powered the enginges (it is made from iron, gearwheels and leather straps).  Even today the wheel is in operation, although the engines are not connected any more.

 The orginal sketches of the engine design and engine construction from the year 1951 still exist.  Unfortunately, there is also a drop of bitterness: the associated water right (if one actually ever existed) is no longer valid.

 Therefore a professional water-power use might not be possible.  One can, however, use the wheel at any time for nostalgia or demonstrations.

 Around the workshop or annexes there is a southwest terrace from which one can look down directly on the work area.  Under these terraces are Southern area which would be usable as a cellar.

  The story of the property begins in 1931:  At that time the young wagon master Hans Prock from Breitenbrunn acquired this big property between Bruckmeiergarten and Achhammerwiese for a price of 618 gold marks.  In the future he established a workshop and in 1949 the engine with water retaining structure was installed.

 In the future there was much for Hans Prock to do because after the war all sorts of agricultural devices were urgently in demand. Because of the progressive mechanization in the agriculture, new materials and methods were being used in the profession of wagon repair and the workshop eventually became superfluous.

 Prock still kept the water mill until the end of the 80's, however he had to give it up eventually. The workshop includes storage space, the water wheel, the wirings under the workshop, the engines and tools and even production material.

After Hans's Prock's death, his nephew inherited the property.  The current owners acquired the property from him in 1995.

  The building is in need of renovations.  It is not under the conservation of monuments and historic buildings.

 At the south end of the property the plans for an approx. 50 m2 holiday home is already approved and legal.

 The house, with 4 rooms, was planned as a wooden house with tiled roofing.  However it could also be constructed in another style.

The development preparations have already been carried out: the connections for electricity, water, waste water, and telephone lie on the spot.
