000 €. Location: 80 kms to the north of Berlin, to the west of Angermünde, embedded in the hilly landscape between Wolletz lake and Blocksberg.

 The location is on the outskirts of a village with access to the road A 11. This is an object for someone who loves nature.

 It is on a slight hill in the southwest border of an idyllic village.  It can be seen as the shining red brick building from far away.

 It marks the landscape of the area.  The grainery was built at the end of the 19th century and is one of two surviving buildings from the crane court, a four-sided yard.

 It is protected under the conservation of monuments and historic buildings laws as a part of a formerly bigger arrangement of the Prussian landed gentry.  The court, with the domestic offices, has been used agriculturally up until now.

 The grainery windows are on all 4 sides.  To the south one can in at a damp area in which cranes nest.

 The big bittern attracts a concert of frogs in the spring time.  Deer, wild boars and rare birds live on the meadow hills.

 To the west the hill landscape continues into the forest.  Northwards one looks at the court with the barn which is also a protected monument.

 Behind it is the manor house that is sometimes called a "castle" and the surrounding park.  To the east is the view of the recently restored stone church from the time of approx.

1850. The building has 4 floors above the cellar.

 Both the highest floors together form a two-story loft with 159 m ² floor space.  The middle one and the lower floor have a floor space of 95 m ².

The interior of the grainery shows a fascinating beam construction which lends a unique atmosphere to the rooms.  In all directions there are windows that go down to the ground.

 In every floor one of the curves can be converted on the southwest side to be an observation window.  This window would form a French veranda, entirely opened.

 The conservation of monuments and historic buildings authority has agreed to this solution. The building stands on a stone base which accommodates the vault cellar.

 Here there is room for the tchnical equipment and tools.  The property is opened (gas, water, electricity, media).

Two garden properties to the south and to the north side of the grainery can be taken over on the basis of a hereditary rent. The grainery receives a separate access road to the northwest.

 There is a carport with a green roof that can be established with the agreement of the conservation of monuments and historic buildings office. The building was used agriculturally.

 It must be restored and converted for living purposes.  A reconstruction approval is present for three houses and estimates of cost.

 Statement from the owner: I would like to inform you of the following consideration to the purchase price of 50 000 € for the grainery: If any other buyer got a building like this at present, then it would certainly be without a building permit.  For the building permit he would need - A measurement of the building - A ground certificate - A wood certificate - A foundation certificate - A pollutant certificate - Pollutants must be removed accordingly, - An approval design by an architect - Statics - Test statics and - Warmth protection certificates.

With this grainery in Altkünkendorf, there were also expenses for fuse protection, provisional roof and planning expenses and approval expenses for a covered parking space surface accepted by the conservation of monuments and historic buildings.  All of this is contained in the price! The sum of these expenses exceeds 50.
