CD0063 The property is located less than three hours from Paris and 3 km from a medieval village. All services are provided by the village.
It is in a widely varied countryside where meadows, fields, hedgerows, ponds and woods interchange and where cattle breeding is predominant. This area is one of the few remaining untouched wooded areas in France.
It is this preserved area where the exceptional farm estate is located: with 60 ha of agricultural land, six ponds of approx. 11 ha and several poplar woods.
Two private roads provide access to the property. A park of 3000 m2 surrounds the charming house and the -Pigonnier-.
The house with bread oven was built in the 17th century and has two floors. The living space of 230 m2 consists of a built-in kitchen, living room with a large fireplace, office, bathroom, 2 WCs, three bedrooms a large converted attic and an independent apartment.
There is an enclosed vegetable garden of 300 m2 with paved walkways, two enclosed hen houses of 1300 m2 and 500 m2, an orchard of 2000 m2, a pond of 735 m2 which is surrounded by trees and has Pike, Perch and other fish. Near the house is a converted barn (328 m2) which consists of a garage for several cars , a studio, six annexes and sheds and a wine cellar for 1100 bottles.
The property is the first residence of the owners (retired) who lived there practically all year round. They occupy the house the grounds around it as well as two of the stone-built barns which serve as garage, workshop and storage area.
The upkeep activities of the property are diverse and seasonal. They involve maintaining and improving the grounds and gardens.
They keep poultry and domestic animals and manage the day-to-day running of the fish farm and the lakes. This includes draining the lakes in November.
The owners are keen nature observers, especially in spring and autumn. The property therefore satisfies people who are contemplative but also active.
From time to time it is necessary to get outside help for some tasks. This is always available in the region at a low price.
br> The agricultural land and the farm buildings (one stone barn and one hangar) are rented to a farmer who lives 3 km from the property. He works seasonally on the farmland and daily takes care of his heard of cattle.
The presence is always brief and discreet. With the operation as outlined above, the revenue received (rent of the farmland, income from the lakes and sale of live fish) largely covers the maintenance of the property, the taxes, etc.
and provides a surplus.[
